Just as a meticulously prepared checklist ensures mission success, a pre-possession inspection is vital for securing your dream home.

Your Pre-Possession Recon Checklist

1. The Paperwork

  • Verify all documents: Sale deed, completion certificate, occupancy certificate, approved building plans (These are like your mission map).
  • NOCs and clearances: Confirm clearances from fire, electricity, environmental, and water authorities are in place.
  • Check that promised amenities are approved: That gym, pool, etc., must be on the sanctioned plan!

2. Structural Surveillance

  • Exterior recon: Are walls free of cracks, balconies properly finished, and the building's exterior sound?
  • Interior infiltration: Scan every wall, ceiling, and floor corner for signs of seepage or dampness. (Think 'enemy spotting'!)
  • Windows and Doors: Check for smooth operation, tight sealing, and that promised latches and locks are top-notch.

3. Systems Check

  • Electrical recon: Are all fixtures, sockets, and switches functional? Test with demo appliances, not just a bulb.
  • Plumbing patrol: Scrutinize every tap, faucet, pipe, and drain for leaks, water pressure, and clog-free operation.
  • Flooring: Inspect for cracks, unevenness, misaligned tiles, or loose grouting (Terrain underfoot must be solid!).

4. Extras and Add-ons

  • Amenities: Inspect those common areas with a critical eye – gym equipment, lifts, society office, etc.
  • Car park: Is your allotted space accessible and free of encroachments?
  • Finishes: Did the builder deliver on promised brands/quality for faucets, tiles, cupboards?
